Current status as of April 2012
PLAZA PLANNED CAPITAL PROJECTS
DirecTV conversion
Currently underway to implement 100% full digital TV system, including support for HDTV, and the full suite of DirecTV programming availability. Target completion/cutover April 15, 2012.
Indoor Pool Atrium remodel
Under evaluation for 2012, plans are in process to remodel the indoor pool atrium to simultaneously update the atrium and repair the windows.
West Wall painting
Base is completed with Sherwin Williams Languid Blue. Trim is white, in process: currently on hold till warmer weather due to paint adhesion and curing requirements.
Lobby remodel
In process with anticipated completion by mid-Spring 2012, to include new tile, walls and guard station.
Emergency Generator replacement
Completed!
Water Pump Control Panel Assembly
Completed!
South Wall
Completed!
East Side Windows
Currently scheduled for 2012, plans are to use a Traco or similar high quality and durability replacement window to be installed from the outside using a swing stage. Related exterior work will be performed at the same time. As with the north and south side windows, unit owners will pay the cost of the window and the Association will share the cost of installation.
More information on this project will be posted as it is received.
Sliding Glass Doors
Specifications for sliding glass doors and well as approved installation vendors will be available soon. After the specs and vendors are in place, you may contract to have one or both of your east side sliders replaced. This can be done on an individual basis or as a group if enough people are interested because the installers can work from the outside of the unit from the balcony.
Dryvit (stucco) Repairs
The building is 25+ years old and sitting in a hostile environment of salt, wind, heat, and cold. An engineering report has indicated that Dryvit repairs need to be undertaken to keep the structural integrity of the building in place.
More information on when this project may be undertaken will be posted as it is available.
Repainting the Balconies
The balcony finish color is under review, owners should defer any balcony painting until a decision is reached on the appropriate color.
